Our Story

Founded during the 2020 lockdown, Cosi Living began as a way to manage our own properties, with no initial intention of offering our services to others. However, as we refined our approach and received enthusiastic feedback from a few landlords who entrusted us with their portfolios, we realised we were onto something special. Their early trust and honest feedback shaped our DNA: a relentless focus on world class basics.

By closely listening to what landlords valued (and didn’t) in a management agency, we built a service model around transparency, operational excellence, and a commitment to sustainable, long term success.

As we grew, so did our ambition. In late 2022, we rebranded from J.O. Property Group to Cosi Living, extending our offering to HMO landlords across Liverpool. The recognition we received at the HMO Awards, alongside the decision of respected landlords with 30+ years’ experience to join us, signalled a strong endorsement of our approach.

Since then we've broken through 100 managed properties, opened our first high street office on Smithdown Road, and picked up multiple industry awards, including winning at the inaugural HMO Awards 2025. We're more motivated than ever to keep raising the standard of HMO management in Liverpool.
